Vista Park at Wongawilli - (15 May 13)

Coming soon, ‘the opportunity of a lifetime ‘– The Master Plan of the Vista Park project is the culmination of over a decade of work by the Sheargold Group who acquired the property formerly known locally as the Coral Vale Dairy.

At the time of acquiring the land, there was an existing opportunity to develop some 2.0 Hectare (5 acre) Rural / Residential lots. These lots were well received in the market place during 1998 and 1999.

At that time, the broader West Dapto Residential Release area was still the subject of much investigation and consultation within the Dept. of Planning and Wollongong City Council, however, the Chairman of the Board of Directors of R.W. Sheargold Pty. Ltd. (the Late Roy Sheargold) drew Council’s attention to a situation whereby the land at “Coral Vale” being proposed as future Low Density Residential zoning would, in fact, have a common boundary with the already developed “Rural Residential” lots. Mr Sheargold pointed out that “on one side of a fence, there’ll be a 2 hectare lot & on the other, a 550m2 conventional residential lot – not ideal” and consequently, the notion of creating a “Transition Zone” was first proposed. This “Transition Zone” idea was taken up and embraced by the NSW Dept. of Planning, and subsequently an R.5 – Large Lot Residential (minimum lot size 2,000m2) zone is incorporated into the standard template for land zonings of all Local Environmental Plans (LEP’s) in New South Wales. The Vista Park Master Plan incorporates a substantial area of land now zoned R.5 which is identified as a separate precinct to be known as The Ridge where 65 lots will be developed and progressively released in 5 stages.

We are awaiting development consent for the large lot subdivision of 65 lots with a minimum size of 2000sqm to be known as Approval is expected in the coming months. Construction of the first stages which will include the building of a new bridge over Smiths Creek. The Ridge’s Smiths Lane entry road is due for construction commencing in the latter half of this year including 25 lots in the first two stages.

We are preparing a development application for the residential lots bounded by Smiths Lane and Wongawilli Road and hope to have it lodge with Council in a few months. This will produce a subdivision of 110 lots with an average size of approx. 520sqm incorporating two super lots for future residential living.
