Why “The Ridge” is so special and why size does matter! - ( 2 Sep 13)

The first precinct of Vista Park to be developed is the north western section which will comprise 70 rural allotments having a minimum size of 2000sqm with some over 5000sqm and will be known as “The Ridge”. Development Consent is expected from Wollongong City Council in the near future and we hope to have machines on the ground before the end of the year.

The first stage of construction will include the reconstruction of approximately 500m of Smiths Lane from Wongawilli Road to the restored Coral Vale Homestead which will become the marketing centre for Vista Park. Part of the reconstruction of Smiths Lane includes the construction of a new bridge across the creek which will ensure flood free access and egress for the existing and future residents.

The town planning zone applying to “The Ridge” under the Wollongong Local Environment Plan 2009 (WLEP) is “R.5 – Large Lot Residential – (minimum lot size 2,000m2). What does all that mean?

This R.5 zoning has been applied to very few new developments in Wollongong and “The Ridge” is the first to be developed. Basically, in an era where Developers are confronted with ever increasing development costs and market forces dictate that lots sizes be driven by “affordability”, new homesites are becoming smaller and smaller.

The traditional  ¼  acre block (1,000m2) has been reduced and under the provisions of the current Wollongong LEP, the minimum lot size for subdivision in “R.2 – Low Density Residential” zoned land is, in fact, 450m2 although there are development options available through Integrated  Development  proposals to reduce the lots size even further, sometimes to as low as 325m2).

So, at “The Ridge” – Vista Park, the Sheargold Group are committed to developing seventy new homes, all of which will have a minimum – “stress minimum”  - lot area of 2,000m2 or, virtually ½ acre in the “old speak”.

A typical lot will be 40 metres wide and 50 metres deep. Through careful planning “The Ridge” has been designed in response to the heritage significance of the site, originally known as Coral Vale. It honours the site`s diary and agricultural history, the native bushland in the area and the broad vistas available throughout.

This has been achieved by the thoughtful design of the development with reference to the site`s topography, vegetation and setting to enhance the beauty of the landscape for the enjoyment of its future residents.
