The Vale Sales Process

Stage 4A Release on Saturday 20th March, 2021


You are encouraged to meet with your solicitor to review the sales contract documentation to provide you with independent advice prior to the Sales Release Day. We also strongly recommend that you prepare any necessary financial approvals to avoid disappointment and missing any opportunities as we are not in a position to extend the exchange of contract period.

 

The Sales Release Process

1. On Friday 19th March 2021 at 10:00am appointments will become available to book by calling 4261 5555. Please note this is the only way in which appointments will be taken.

2. The order which the requests were received to determine the order of sales on the Sales Release Day.

5. You will be required to attend your confirmed appointment on the Sales Release Day to make your selection from the home sites available.

Please Note: If you are not in attendance or are not ready to make a selection when you have the opportunity then your position will be passed on to the next candidate. It is recommended that you have at least one alternative preference in home site.

 

During your appointment on the Sales Release Day:

Prospective Land Buyers will be dealt with on the sales release day in the order in which they sought a Sales Appointment & as advised by the Agent.

  1. In order to secure the lot of choice, Prospective Buyers will be required to:
    1. Pay an Initial Deposit of $2,000.00 by cheque or EFT.
    2. Provide Photo I.D. and details of the names to be shown on the Contract of Sale as “The Purchaser(s)”
    3. Nominate the Legal Representative - Conveyancer or Solicitor - who will be acting for the Purchasers.
  2. A formal Contract of Sale will be prepared by the Vendor’s Solicitor & submitted to the Purchaser(s)’ nominated Legal Representative within the subsequent 5 business days.
  3. An exchange of contracts is required within 10 business days of the Contract being submitted to the Purchaser(s)’ Legal Representative.
  4. In the event that a formal exchange has not taken place as required, the Vendor reserves the right to refund the Initial Deposit and offer the property to another party without further reference to the first Purchaser.
  5. If the lot of your first preference has been sold to a prior appointment holder, please discuss this with the McPhail Sales Representative who will note this on file and refer back to you in the event of a sale cancellation.

 

Our agents will provide copy of the Sales Note to you & your solicitors with a covering letter. Shearold's solicitors will then issue a copy of the full contract to your solicitors.

 

Settlement will be required 14 days after Sheargold’s solicitors advise your solicitor that the Plan of Subdivision has been registered.
