Development Manager’s Update - July 2022

Welcome to the July 2022 update!

The Vale Stage 2&3

This month has seen more wet weather days and postponed construction activities, which has had a flow on effect on our completion program.  Regardless, our exceptional delivery team has continued to work through the wet as much as possible while ensuring safety and quality is maintained.  As a result, this month has seen completion of drainage, footpaths, street trees, riparian planting and road construction – Wollindarra Circuit finally received asphalt in the 3rd week of July!  Through these challenges, we have kept Council up to date and organised a practical completion inspection with Council officers at the end of July.  All going well, we aim to lodge the subdivision certificate in the first week of August and quickly progress to registration as soon as the certificate is issued.  Despite the immense challenges the weather has thrown up we are doing everything possible to complete the project as soon as possible!

The Vale Stage 4

The issue of the subdivision works certificate for Stages 4-6 is imminent.  The Council has completed its assessment of our application and accepted our plans, including supporting information.  The only information yet to be provided is Dam Safety NSW’s approval of the proposed water quality basin.  This information should be received any day now.  In the meantime, the civil and landscaping tenders are well progressed and contracts to be awarded next month.   

Bulk earthworks for Stage 4 are continuing. As a result of wet weather delays the program for completion of the bulk earthworks has moved to September 2022.

The Vale Stage 5&6

As mentioned in relation to Stage 4 above, the issue of the subdivision works certificate for Stage 4-6 is imminent. 

The bulk earthworks footprint has now extended beyond Stages 4 & 5 into Stage 6.  As a result of wet weather delays the program for completion of the bulk earthworks has moved to October 2022.

Bankbook Terraces

With the scaffolding removed from site, the Terraces are really starting to take shape and you can’t get a feel for how they will add to the streetscape which will only be improved once the landscaping commences. The rain has delayed the team onsite for the completion of external painting, fingers crossed for a week of clear skies. 

All Terraces are now connected to NBN conduits with fibre to follow, the plumbing and internal mechanical fit offs are all complete. The kitchens, bathrooms and bedrooms are now all complete. The builders onsite are progressing through the remaining laundry, flooring and painting works. 

We have now commenced landscaping and completing the remaining works to all garages.
