Streetscape Incentive Plan
We have implemented the Streetscape Incentive Plan to ensure that the streetscape of The Vale is maintained at the highest quality for the benefit of all residents. The Plan encourages quality and sustainable house design, early establishment and maintenance of landscaping and care for the newly finished streets including the kerbs and gutters by rewarding residents who acheive these goals with Streetscape Incentive Payments totalling $5,000.
1st Instalment
$3,000 following completion of your home
In order to successfully claim the first instalment of the Streetscape Incentive you must:
- Comply with the covenants and observe the restrictions that are registered on the use of your lot (including the Design Guidelines).
- Have sought and obtained our approval of your design plans before having sought Council and/or private certifier development approval.
- Complete construction of your home (in accordance with the design plans approved by us) within 30 months of completion your purchase of your home site.
- Landscape your home site (not just your front garden) in accordance with the design plans approved by us within 5 weeks of receiving an occupation certificate for your home (interim or final, whichever is the earlier).
- Maintain the street verge and kerb and gutter at the front or your home site.
- Submit a completed application form to us within 5 weeks of receiving an occupation certificate for your home (interim or final, whichever is the earlier).
2nd Instalment
$2,000 on maintaining your home and home site for 6 months
To successfully claim the second instalment of the streetscape incentive you must:

Have successfully claimed the first instalment of the Streetscape Incentive.

Maintain the landscaping of your home site in good order and condition for 6 months from the date on which you received an occupation certificate for your home (interim or final whichever is the earlier).

Submit a completed application form to us within 4 weeks after the end of the 6 months period.
FAQs
How long will it take to process my application?
We will endeavour to assess your applications within one week of you submitting it. A member of our team may request further information from you or conduct an inspection of your home site to verify your application and to ensure that you are eligible for the relevant instalment of the Streetscape Incentive.
When will the instalments be paid?
Once we approve your application, we will pay the relevant instalment to you the following week.
Do you need to use the plants shown on the landscape plan approved by us?
In short, yes. Use of indigenous, drought tolerant plants is important to ensuring thes sustainability of The Vale Streetscape and is an integral part of the Design Guidelines. When reviewing your design plans we will check that you plan to use indigenous, drought tolerant plants. However, we do understand that things can change, particular plants may not be readily available etc. If you do wish to use different plants than shown on your approved design plans, please get in touch with our Sales & Information Centre to discuss. We may ask you to submit a revised landscape plan showing the plants that you wish to plant so that we can check that those plants are indigenous, drought tolerant plants and otherwise meet the requirements set out in the Design Guidelines.
Do you need to place items in the locations shown on the landscape plan approved by us?
Yes. When we review your design plans, one thing we check is that there are no items or structures infringing the setbacks. However, we do understand that things can change. If you do wish to place items in different locations than shown on your approved design plans, please get in touch with our Sales & Information Centre to discuss. We may ask you to submit a revised landscape plan so that we can check that the revised layout meets the requirements set out in the Design Guidelines.
My neighbour is still building their home and isn't ready to erect a fence. Can I still apply?
Yes. We understand that everyone's build starts at different times and progresses at different rates. When you submit your application for the 1st instalment please mention why the fences haven't been erected. Hopefully, we will see the fences up when you apply for the 2nd instalment!
I am am having trouble securing tradespeople and materials to meet the application deadline. Can I request an extension?
Yes. Please send us a quick email to let us know when you expect to have finished your landscaping and mention the challenges you are facing. We will let you know whether we agree to extend the deadline and, if so, by how long. We may request that you provide updates now and again to reassure us that your landscaping is being progressed.
