Welcome to the September 2022 update! 

The Vale Stage 2&3

At long last the Vale Stages 2 & 3 homesites have received subdivision certificate from Wollongong City Council and been registered at the NSW Land Registry Service. Thanks to the delivery team for all their hard work delivering these two stages of the project through inclement weather, resourcing and supply chain issues, while still maintaining the highest quality that is synonymous with the Sheargold brand. Even with the huge milestone achieved, there is plenty of work continuing on-site to close these stages, including the wetland construction - which is 3-4 weeks away from completion.  Sheargold provided a bond to Council for the wetland to bring registration forward by a few months.  

We want to thank all our new Vista Park residents for their immense patience and congratulations to those who have settled on their new homesites or are in the process of doing so.  If you have not submitted your home design for approval, please feel free to make your application via our website or speak to our sales agent if you have any questions.  We encourage every homeowner to discuss our streetscape rebate requirements with their builder.  The streetscape rebate is designed to ensure our residents are incentivised (by receiving payments of $5K) to protect the streetscape.  That means your builder is responsible for protection of the verge including the street trees, surrounds, kerb and footpath.

The Vale Stage 4

Every new stage of a subdivision has its unique challenges, however, the delivery sequence typically remains the same. A crash course in subdivision construction would reveal the follow sequence; 

Earthworks > Sewer > Stormwater > Road base/kerb > Services (water, electricity, telecom, gas) > Asphalt and footpath > Line marking and signage > Landscaping.  

Stage 4 is no different and now that Glennos are well progressed with the bulk earthworks, sewer is the first service to be installed onsite. This occurs as it is usually the deepest service requiring gravity to do the heavy lifting.

Construction of Stages 5 and 6 has commenced with the sewer extending from Stage 4 into Stages 5 & 6.  There is an extensive amount of sewer proposed across Stages 4, 5 & 6 - specifically 1Km of uPVC pipes! This is what the delivery team will be focussing on for the next 2-3 months, if not more.   

Over on Stage 6, spray grass will be laid where the bulk earthworks are complete to ensure the dust is managed effectively until the civil works commence in earnest early next year.

Bankbook Terraces

It is always good to be able to deliver a project on time!  This month saw the project achieve some major milestones including practical completion, occupation certificate and defects inspections held with our purchasers.  The feedback was overwhelmingly positive with the finishes, presentation and overall outcome exceeding expectations.  The minor defects that were observed at the inspections are being remediated by the builder.  Very soon the new owners will be moving in and taking ownership of their new homes!
